Surface&Subsurface Contamination Report Page 14
700 W.1.inne Rd.,Tracy
Project No. 662.1
February 11,2013
• In 1992, three former underground tanks were removed. There was one small diesel
tank and two gasoline tanks. All had capacity of less than 500 gallons.
• Apparently, some evidence of soil contamination was found. The County records do
not appear complete, and no documents pertaining to soil testing or tank closure were
found. The State's GeoTracker website (http://geotracker.waterboards.ca.gov)
however indicates that the investigation was completed and a closure certificate was
issued in 1999(Appendix G).
• The two houses in the building complex each have dedicated septic sewage systems.
The old domestic water well was destroyed in 1999 and was replaced with the
existing well.
Selected pages were photocopied for inclusion in this report as Appendix G.
San Joaquin County Agricultural Commission
This agency maintains reports of the use of agricultural pesticides. On January 9, a request
was made to obtain copies of pesticide use reports filed in the past five years. The requested
information was received on February 11, 2013. Based on the information, crops in the past
5 years were mainly wheat, beans, tomatoes and alfalfa. A variety of pesticides have been
applied to the crops. Application was mostly by air although some ground spraying was also
done. It appears that licensed crop dusting companies performed air application and
employees of Lagorio Farming performed ground spraying. The pesticide applications
appear to have all been permitted using approved chemicals and concentrations.
See Appendix I for a copy of the agency findings including a list of pesticides used and the
concentrations.
San Joaquin County Office of Emergency Services
This agency is responsible for maintaining listings of sites that use and store reportable
quantities of hazardous materials. Such sites are required to submit a Hazardous Material
Business Plan. An electronic request was made to review any business plans that may be on
file for the Property (http://sjoesdata.orgi). The search did identify that a"business plan"has
been filed for the Property. The only hazardous material listed is diesel fuel stored in the
aboveground diesel tank located at the building complex.
Environmental Deed Restrictions
It is common to check for the possible presence of environmental deed restrictions that might
encumber a property, but in this case, such a report was not available. The fact that the
Property is not listed in the LIEN or DEED databases in Appendix D, however, suggests
such a restriction has not been imposed.
3.4 Historical Aerial Photo Review
2937 Veneman Ave.,#B240 Geo-Phase Environmental Inc.
