Surface&Subsurface Contamination Report Page 2
700 W.Linne Rd.,Tracy
Project No. 662.1
February 11,2013
Present and Recent Use of the Property
In general, the Property consists of large, fallow fields that are normally planted in hay,
grain, or row crops. Over the past five years the crops have consisted of wheat, bean,
tomatoes, and alfalfa. A system of buried pipe runs and ditches deliver irrigation water
provided by the Banta-Carbona Irrigation District. There is one on-site farm-building
complex located on parcel 18.
A more detailed description of the Property is in Section 4.0, but the following points
summarize items identified as being of actual or potential environmental concern.
Outdoor Installations
• Three inigationlstorm water runoff pits are on the Property. One lies near the
intersection of Linne and Kasson Roads. A second lies along the section line of
Sections 9 and 10, and the third is immediately south of the main building complex.
An area on the north bank of the second pond has sulfur pellets scattered on the
ground. Sulfur is, however not a hazardous material.
• A loose grid of graveled and dirt access roads provide access to various parts of the
Property and the building complex.
• Three step-out natural gas wells were drilled on the Property in 1970. One was
abandoned as a dry hole and the other two were completed as a producing wells but
are currently idle. California Division of Oil and Gas records indicate gas production
the activities were completed in accordance with State laws and regulations.
• As part of the agricultural use of the Property, agricultural pesticides have been
applied to the land. A request was mad of the County Agricultural Commission for
the types and amounts of pesticide that may have been applied over the past 5 years.
A variety of pesticides have been used, but the applications appear to have been
properly permitted using approved chemicals and application concentrations.
Buildin¢Complex
• The building complex is situated near the center of the Property. It consists of two
houses, a garage, a pump house, two equipment sheds and Quonset but that is empty
_ as intended to store and mix pesticides. The sheds are entirely empty
and the house were not entered. All sheds are mounted on slab fo-un tions.
t Records show teach of the two houses is equipped with a septic sewage system.
• Staining to the concrete floor of the pesticide shed suggests that small spills of
pesticide may have occurred. The soil surrounding the building was probed and no
2937 Veneman Ave.,#B240 Geo-Phase Environmental Inc. Phone: (209)569-0293
Modesto,CA 95356 Fax: (209)569-0295
