Item No. 5 <br /> PC: 1-7-93 <br /> MS-92-175 <br /> Page 6 <br /> CONDITIONS, IF APPROVED <br /> Unless otherwise specified, all Conditions of Approval shall be compiled with prior to recording the <br /> Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those conditions followed by a section number or other statutory requirement are based on <br /> ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This subdivision shall comply with the requirements of Section 9-1025.9 of the <br /> Development Title (noise performance standards). <br /> b. Each parcel shall be a minimum of one acre in size. (Development Title Section 9-1120.3) <br /> C. Each lot shall have a minimum of 150 feet of frontage on a County road. (Development <br /> Title Section 9-010.4) <br /> d. A public water system is required. (Development Title Section 1120.3) <br /> e. Terminal drainage is required unless a Special Purpose Plan permits an agency retention <br /> basin. (Development Title Section 9-1135.3[a]) <br /> f. Special Purpose Plans for water supply and storm water drainage shall be prepared. <br /> (Development Title Section 9-1100.3[g)) <br /> g. Street trees are required prior to the final approval of building permits, as specked in <br /> Section 9-1020.6 of the Development Title. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,378.00 per single-family dwelling unit in the Tracy area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. Dedicate a 42-foot-wide right-of-way from the centerline of Linne Road to the property line <br /> across the frontage of APN 248-080-19, with a 30-foot by 30-foot comer cut-off (snipe) at <br /> the intersection of the access road and Linne Road.
