The access road shall be named, dedicated, and constructed in conformance with the <br /> standards for a 50-foot-wide r,oht-of-way rural residential road, and it shall be limited to <br /> a maximum length of 660 fee. (Development Title Section 9-1100.3) <br /> e. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Parcel Map. (Development Title Section 9-910.2) <br /> f. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control <br /> Devices and San Joaquin County standards, and they shall be shown on the <br /> improvement plans. (Development Title Section 9-1150.2) <br /> g. The frontage improvements for Linne Road shall be constructed in conformance with the <br /> standards for one-half of an 84-foot-wide right-of-way rural arterial road. The construction <br /> of the frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to the estimated construction <br /> costs prior to approval of the Parcel Map. A $260.00 fee currently is required for <br /> processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed, <br /> a legal description of Parcel 1, and an estimate. The estimate and legal description shall <br /> be prepared by a Registered Civil Engineer with a typical section drawing on a form to <br /> be supplied by the Department of Public Works and submitted to Public Works for <br /> approval. As an option, Public Works will prepare the drawing with estimate for an <br /> additional fee of $115.00. (Development Title Section 9-1100.3) <br /> h. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of Uniform Fire Code Section 10.207, San Joaquin <br /> County Standards F-1 a, F-1 b, and F-1 c, and the Tracy Rural Fire District prior to issuance <br /> of the building permit. (Development Title Section 9-1145.5) <br /> i. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> j. Individual wells will be allowed until a public water system is available. The owner shall <br /> execute an agreement with the Department of Public Works to share in the cost of <br /> developing a public water system. A deposit of$9,000.00 per lot shall be required for the <br /> construction of the water system. The deposit shall be held in an interest bearing trust <br /> fund and used to plan, design, and construct the public water system. The owner of <br /> each lot shall receive a refund if costs are lower. The agreement shall be executed prior <br /> to approval of the Parcel Map. A $250.00 fee currently is required for processing, per <br /> Development Title Table 9-240.2, in addition to a copy of the Grant Deed and legal <br /> descriptions of Parcels 1, 2, 3, and 4. (Development Title Section 9-1120.4) <br /> k. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br />
