(2) All areas not used for buildings, parking,driveways,walkways,approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free.(Development Title Section 9-1020.) <br /> (4) The parkirg area shall be landscaped as specified in Section 9-1020.6 of the Development <br /> Tide. The parking area shall be provided with a minimum of five percefrt (5%) of landscaping <br /> within the perimeter of the parking area, not including landscaping along the street frontage. <br /> Seventeen(17)trees shall be planted,evenly spaced throughout the parking lot (Development <br /> Title Secbcn 91020.6) <br /> (5) Landscape plans,prepared by a Landscape Architect,shall be submitted with the Site Plans. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to eight (8) feet in height shall be erected along the northeast <br /> property lire of APN 051-320-01 as shown Site Plan submitted May 18, 2000. (Development <br /> Tide Section 91022.4[e][1]) <br /> (2) All storage materials and related activities, including storage areas for trash, shall be enclosed <br /> by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent scxeen.(Development Title Section 91022.4[e][2][A]) <br /> j. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Driveway width at the ultimate right-of-way shall be forty(40)feet maximum. The design of the <br /> driveway s,)all allow trucks to enter and exit the property without entering into the opposing lane <br /> of traffic.(Cevelopment Title Section 9505.7) <br /> (2) Access gates shall be recessed from the property line a minimum of sbdy five (65) feet. <br /> (Development Title Section 9505.7) <br /> k. SIGNS: All portions of any sign shall be set back a minimum of five(5)feet from any future right-of-way <br /> line, including any oxner cutoff(snipe).(Development Title Section 91710.2[g]) <br /> I. NOISE LEVELS: The project shall comply with the performance standards specified in <br /> Table 9-1025.9 of this Development Title. <br /> M. STORAGE: There shall be no outside storage of vehicles or equipment associated with tie operation <br /> or maintenance of the approved facility. Storage shall either be within an enclosed structure or inside a <br /> fenced and screened outdoor storage area.
