No c mical analysis was conducted for this investigation, nor was there an inspection of any on-site
ngss for asbestos containing materials (ACMs) or lead paint.
Because no cipal water and sewer utility hookups are available, any subsequent development of
the prop must have domestic wells and on-site septic systems. A Soil Suitability Study will be
required by EHD for the Tentative Map subdivision, and for any residential or commercial
development.
2.0 PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE
§ 2.1 The region has been dryland and irrigated farmed since the early 1900's. The site is
surrounded by parcels that have been farmed for many years in pasture and tree crops. The Lone
Tree Creek traverses through the prop ertto west and is used by other properties for
irrigation water. As referenced, an on-si Ag we is used exclusively for microsprinkler /
irrigation of the almond tree crop, which en mpass the vast majority of the acreage.
Approximately eight acres are composed of a single family residential unit, defunct dairy
buildings and open areas which are now used for storage, and the Lone Tree Creek.
To assess the history of the property, historical aerial photos were obtained from the San Joaquin i
County Surveyor's Office. The years available for inspection were 2007, (1983 and 1975 were
not available), 1963, 1952, and 1938.
The most recent 2007 aerial photo show all of the aforementioned items on the property, including
the almond orchard, defunct dairy buildings, single family residence, entry driveway and Lone
Tree Creek.
The 1963 and the 1970s USDA Soil Survey Map aerial photo shows the entire dairy with all
associated buildings, open corrals to the north and east of the dairy buildings, a pond to the south
of the milk bam, and three houses all adjacent to Lone Tree Road.
The 1952 photo shows the property to be partially fanned with the SFR structure in the SWC or
the property and three other possible structures near the center of the property.
The 1938 photo shows the property to be farmed south of Lone Tree Creek, with buildings and
development in the SWC of the property.
recordsfound on file at EHD for addresses in the 15000-20000 block of East Lone Tree
Road may correspond with underground storage tanks or hazardous materials. There was no
name listing under"Haertl Family Limited Partnership,""Haertl Ranch"or"Haertl Farms"in the
EHD database files. These files include all , ST Faci.jity Inventory"and"All UST
Cases(Active/Closed)"which can be found i Appendix C. fn addition, it is my understanding
that the two razed residential structures that we enet to F.ne Tree Road, had septic system
destruction permits obtained from EHD. This will be discussed in the Soil Suitability Study to be
completed for this project.
Page-3-
Chesney Consulting
