.o <br /> CONDITIONS OF APPROVAL <br /> SA-91-29 <br /> PAGE THREE <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. The owner shall execute an Irrevocable Offer to Dedicate <br /> additional thirteen foot (131 ) wide right-of-way along <br /> the Louise Avenue frontage of APN 195-500-02 for the <br /> potential future widening. (A $200. 00 fee currently is <br /> required for processing per Planning Title Section 9- <br /> 10502 in addition to a copy of the Grant Deed and a legal <br /> description of the parcel to be offered for dedication. <br /> b. The operator shall maintain records of the quantities of <br /> the various types of recyclable materials, relative to <br /> their sources, to be stored at the site. This <br /> information shall be reported to the County Solid Waste <br /> Division as prescribed by the Division. (Reporting form <br /> attached to the Approval Letter. ) <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements cannot be modified. <br /> Ordinance Reauirements: <br /> C. An Improvement Plan, showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading, shall be submitted to the <br /> Department of Public Works for approval. <br /> d. Dedication to result in a 42 foot wide right-of-way from <br /> the centerline of Louise Avenue to the property line <br /> shall be required across the frontage of APN 195-500-02 . <br /> e. The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the time <br /> of building permit application. (The fee currently is <br /> $1, 517. 00 per 1, 000 gross square feet of building as <br /> "Warehouse" in the Manteca area. The fee shall be <br /> automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. ) <br /> f. Encroachment permit shall be required for work within <br /> road right-of-way. <br />
