.o CONDITIONS OF APPROVAL SA-91-29 PAGE THREE 2. DEPARTMENT OF PUBLIC WORKS: Conditions of Approval: a. The owner shall execute an Irrevocable Offer to Dedicate additional thirteen foot (131 ) wide right-of-way along the Louise Avenue frontage of APN 195-500-02 for the potential future widening. (A $200. 00 fee currently is required for processing per Planning Title Section 9- 10502 in addition to a copy of the Grant Deed and a legal description of the parcel to be offered for dedication. b. The operator shall maintain records of the quantities of the various types of recyclable materials, relative to their sources, to be stored at the site. This information shall be reported to the County Solid Waste Division as prescribed by the Division. (Reporting form attached to the Approval Letter. ) The Ordinance Requirements listed below have been identified as pertinent to this project. Other Ordinance Requirements may also apply. Ordinance Requirements cannot be modified. Ordinance Reauirements: C. An Improvement Plan, showing drainage, driveway access details, on-site parking, existing and proposed utility services, and grading, shall be submitted to the Department of Public Works for approval. d. Dedication to result in a 42 foot wide right-of-way from the centerline of Louise Avenue to the property line shall be required across the frontage of APN 195-500-02 . e. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of building permit application. (The fee currently is $1, 517. 00 per 1, 000 gross square feet of building as "Warehouse" in the Manteca area. The fee shall be automatically adjusted annually by the Engineering Construction Cost Index as published by the Engineering News Record. ) f. Encroachment permit shall be required for work within road right-of-way.
