The cut slopes of the excavation area of the old landfill on the northern portion of the site <br /> shall not exceed two feet horizontal to one foot vertical (2:1). All excavated material shall <br /> be properly disposed of at a County Landfill. <br /> P. Procedures shall be established prior to the initiation of the use of the approved transfer <br /> building to provide for the cleanup of waste spills due to traffic accidents. <br /> q. The following water conservation measures shall be implemented: <br /> (1) All on-site access roads shall be paved so that water usage for dust control is <br /> minimized. <br /> (2) A street sweeper shall be used for the cleaning of roads and paved areas. <br /> (3) A water recycling system shall be utilized for truck and equipment washdowns. <br /> (4) Landscaping shall utilize drought tolerarrt plants and use water efficient irrigation. <br /> Details shall be included on the Improvement Plan. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. The driveway approaches shall be improved in accordance with the requirements of San <br /> Joaquin County Standard R-17 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> b. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> C. The frontage improvements for Lovelace Road across the developed portion shall be <br /> constructed in conformance with the standards for one-half of a 60-foot-wide right-of-way <br /> rural collector road. All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. All improvement plans and <br /> specifications must be approved by the County of San Joaquin Department of Public <br /> Works prior to approval of the Improvement Plan. (Development Title Section 9-1150.2) <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fees currently are $1,306.00 <br /> per 1,000 gross square feet of building designated as 'Manufacturing' or $339.40 per <br /> daily trip-end generated in the Manteca area The fee shall be automatically adjusted July <br /> 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. (Resolutions R-90304 & R-91-1025) <br /> e. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable at the time of building permit application. The fee currently <br /> is$94.00 per 1,OCO gross square feet of building designated as'Manufacturing., The fee <br /> shall be automatically increased on January 1 of each year at the rate of 6.9 percerrL An <br /> additional 3.5 percent shall be added to the fee upon payment for processing and <br />
