Development Committee -2- <br /> UP-93-0002 <br /> Unless otherwise specified, all the Conditions of Approval shall <br /> be fulfilled prior to the issuance of any building permits and <br /> prior to the initiation of the use. <br /> This approval will expire eighteen (18) months from the effective <br /> date of the approval unless (1) all Conditions of Approval have <br /> been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from <br /> other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> Conditions of Approval: <br /> 1. This approval shall be for the renovation and expansion of <br /> the existing Lovelace Transfer Station, including the <br /> construction of a 120, 00-square foot transfer building, a <br /> 9 , 000-square foot maintenance/office building, and a 288- <br /> square foot scale house on a fifteen-acre parcel. <br /> 2 . The boundaries of the fifteen-acre project site shall be <br /> legally established prior to issuance of any building <br /> permits and initiation of the approved use. <br /> 3 . An Improvement Plan prepared by a Registered Civil Engineer, <br /> showing drainage, driveway access details, on and off-site <br /> parking, existing and proposed utility services, and <br /> grading, shall be submitted for approval. All additional <br /> storm water run-off generated by the construction of <br /> improvements shall be retained on the parcel on which those <br /> improvements are located. Drainage patterns and <br /> corresponding storm drainage improvements shall be shown on <br /> the Improvement Plan. Pond capacity calculations shall be <br /> submitted for approval. Any storm pond deeper than eighteen <br /> (18) inches shall be surrounded by a six (6) foot high chain <br /> link fence. Fence details shall be shown on the Improvement <br /> Plan. A Plan Check fee shall be required. (Development <br /> Title Section 9-884) <br /> 4 . All structures and improvements, including truck and <br /> automobile parking, aisles, and maneuvering areas shall be <br /> installed in accordance with the approved Site Plan and <br /> Improvement Plan. The size and location of the parking <br /> spaces shall be consistent with the requirements of Chapter <br /> 9-1015 of the Development Title. The spaces shall be <br /> installed prior to issuance of the Certificate of occupancy <br /> for the new <br />
