Scannavino Property Page 4 of 16 <br /> Our Project Number: LES080581 <br /> November 25, 2008 <br /> Questionnaire and Disclosure Statement were completed by Ms. Leanne Scannavino, owner of <br /> the subject property, on November 6, 2008. A copy of the responses has been included in this <br /> report as Appendix D. <br /> In her responses to the questionnaire, Ms. Scannavino indicated a title report or previous <br /> environmental report and tentative map have been prepared for the property; she was not able <br /> to locate the previous report or recall its nature. She indicated the proposed future use of the <br /> new parcel is a house plus acreage for her son Albert Scannavino. The property will continue to <br /> be used as a cherry and walnut orchard. She was not aware of any environmental liens or land <br /> use limitations recorded against the property. She indicated she did not have specialized <br /> knowledge or experience relating to environmental conditions on the property. <br /> Ms. Scannavino indicated the purchase price of the property is not significantly lower than that <br /> of the comparable surrounding properties. She indicated there was no other purpose for the <br /> completion of this SSCR, beyond satisfying San Joaquin County requirements for parcel division. <br /> Ms. Scannavino indicated G&L Ranch, LLC (of which she is the manager) is the current property <br /> owner, and the land was purchased in approximately 1992. She did not have knowledge of <br /> previous property owners. <br /> Ms. Scannavino indicated there are no other businesses using any portion of the property. She <br /> indicated to the best of her knowledge there has not been a gasoline station, motor repair <br /> facility, commercial printing facility, dry cleaners, photo developing laboratory, junkyard, landfill, <br /> waste treatment, storage, disposal, processing or recycling facility located on the property or <br /> the adjacent properties. She did not have any knowledge of environmental liens or government <br /> notifications relating to past or recurrent violations of environmental laws and indicated she did <br /> not have knowledge of past or current existence of hazardous substances or petroleum <br /> products with respect to the property of any facility located on the property. <br /> Ms. Scannavino indicated there are no transformers or capacitors on the property known to <br /> contain PCBs (polychlorinated biphenyls) or which may have been manufactured before 1980 <br /> and whose PCB content is unknown. Ms. Scannavino indicated water is provided to the <br /> property by a well. She indicated waste water disposal is provided via an onsite septic system. <br /> She also indicated wastewaters, liquid wastes and solid wastes are not generated on the <br /> property. She indicated farming activities only may generate air pollutants on the property. <br /> Ms. Scannavino indicated there is one residence constructed in 1968 and remodeled in 2005 on <br /> the property. She indicated the residence is heated and cooled with central heat and air. To <br /> the best of her knowledge, Ms. Scannavino indicated there has not been any flooring, drains or <br /> walls located within the facilities that are stained by substances other than water or are <br /> emitting foul odors. She was not aware of any of the buildings constructed before 1980 ever <br /> having asbestos construction material or lead based paint. <br /> Ms. Scannavino indicated to the best of her knowledge there are no storage tanks and other <br /> chemical storage on the property currently or in the past. She was not aware of any spills, <br /> leaks or chemical releases on the property. She indicated the property has not been used for <br /> industrial purposes.
