(5) the classification of the property in the Important Farmlands <br /> Inventory System; <br /> The Important Farmlands Inventory System identifies <br /> portions of the subject parcel as prime farmland. <br /> Limited Industrial General Plan Policies <br /> Development and Locational Criteria (General Plan Volume I, p. IV-32) <br /> Limited Industrial areas shall.- <br /> (C) <br /> hall:(C) be located on a Minor Arterial or higher classification roadway. <br /> The proposed project site is located at the northeast intersection of <br /> Paradise Road and State Route 205. Paradise Road is currently <br /> classified as a Minor Collector roadway, which is a lower <br /> classification roadway than Minor Arterial. The proposal does not <br /> appear to meet this policy. <br /> (D) be located in areas served by, or planned to be served by a wastewater <br /> treatment plant, a water system, and a drainage system, all of which shall <br /> be public, unless only one parcel is involved. A limited number of areas <br /> may be zoned for development on septic tanks. The uses in these areas <br /> shall not individually or collectively generate wastewater whose volume or <br /> quality require a sewage treatment plant. These areas shall: <br /> • not be served by or be expected to be served by a sewage treatment <br /> plant during the planning period; <br /> • not be located where they will make the extension of services more <br /> difficult in the future; <br /> • be located where soil conditions can safely absorb sewage in <br /> conformance with local health and water quality standards; and <br /> • require a septic nitrate locating feasibility study prior to development. <br /> This project is not located in an area served by, or planned to be <br /> served by a wastewater treatment plant, a water system, and a <br /> drainage system. <br /> Water Policy (Board Resolution: R-91-793) <br /> Any General Plan Amendment approved by the County shall not result in <br /> increased demand upon the water supply available to San Joaquin County as of <br /> April 2, 1991. <br /> NOTE: The pre-application conference is designed to inform prospective <br /> applicants of General Plan consistency, zoning consistency, public improvement <br /> requirements, preliminary design constraints and opportunities, and major <br /> environmental and safety issues. This information is provided in the hope of <br /> assisting the applicant in submitting a better and more complete application, as well <br /> as minimizing processing time. It is not intended to be an in-depth analysis, and an <br /> environmental assessment is not completed. The applicant should be aware that a <br /> detailed review will not be done until the full application is submitted.
