WHOLESALE NURSERY: The nursery shall comply with the following: <br /> (1) The nursery shall be a minimum of one acre in size. <br /> (2) The nursery shall be wholesale only, with incidental retail sales. (Development Title Section 9- <br /> 115.00) <br /> j. INVENTORY: Items sold at the business shall be the items that the Community Development <br /> Department has approved in Attachment A, the evaluation of items on the list provided by Terry <br /> Remitz. Any additional items that may be sold shall fit into one of the following use types: <br /> Agricultural Sales—feed and grain; Equipment Sales and Repair—farm machinery sales and farm <br /> machinery repair; Nursery Sales and Services—wholesale nursery. <br /> k. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of static water supply <br /> (NFPA 1231 of the National Fire Code). <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> (4) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1 of <br /> Volume 2. <br /> (5) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property(C.F.C. Section 105.2.1). <br /> (6) A static water supply shall be installed at this site per NFPA 1231. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabe Karam, 468-3000) <br /> a. Any dedications, improvements, and/or permits for State Route 205 shall be as required by <br /> Caltrans. <br /> b. An encroachment permit shall be required for work within San Joaquin County's right-of-way. <br /> (Development Title Section 9-1145.4 and 9-1145.5) <br /> c. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> d. The Traffic Impact Mitigation Fee may be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is$710.00 per 1,000 gross <br /> square feet of building designated as Manufacturing or$184.54 per additional daily trip-end <br /> generated in the Tracy area. The fee shall be automatically adjusted July 1 of each year by the <br /> Conditions of Approval - 3 - SA-01-87 <br />
