An Environmental <br /> Questionnaire and Disclosure Statement were completed by Mr. Jim Gwerder, Vice President of <br /> Thompson & Folger Company. A copy of the responses has been included in this report as <br /> Appendix D. <br /> In his responses to the questionnaire, Mr. Gwerder indicated a title report has been prepared <br /> for the property by the Old Republic Title Company. He also indicated the property is proposed <br /> to be divided into forty acre agricultural parcels consistent with current zoning standards. He <br /> was not aware of any environmental liens or land use limitations recorded against the property. <br /> He indicated that he did not have any specialized knowledge or experience relating to <br /> environmental conditions on the property. Mr. Gwerder indicated the purchase price of the <br /> property is not significantly lower than that of the comparable surrounding properties. He <br /> indicated there was no other purpose for the completion of this SSCR, beyond satisfying San <br /> Joaquin County requirements for parcel division or lot line adjustments. Mr. Gwerder indicated <br /> the proposed future use of the property will remain agriculture. <br /> Mr. Gwerder indicated Thompson & Folger is the current property owner. He indicated the land <br /> was purchased in 1861. He was not aware of the lands previous owners due to long term <br /> family ownership. He described the current use of the property as vineyards and agricultural <br /> field crops such as alfalfa, what and corn. He also indicated Allen Baroni Farms and J & D <br /> Vineyards are currently using a portion of the property for business or tenant farming <br /> operations. <br /> Mr. Gwerder indicated to the best of his knowledge there has not been a gasoline station, <br /> motor repair facility, commercial printing facility, dry cleaners, photo developing laboratory, <br /> junkyard, landfill, waste treatment, storage, disposal, processing or recycling facility located on <br /> the property or the adjacent properties. He did not have any knowledge of environmental liens <br /> or government notifications relating to past or recurrent violations of environmental laws and <br /> indicated he did not have knowledge of past or current existence of hazardous substances or <br /> petroleum products with respect to the property of any facility located on the property. <br /> Mr. Gwerder indicated the property has always been used for agricultural production. He <br /> indicated the site of a former tenant unit may have an electrical transformer or capacitor which <br /> may contain PCBs (polychlorinated biphenyls) or which may have been manufactured before <br /> 1980 and whose PCB content is unknown. Mr. Gwerder indicated water is provided to the <br /> property by a well and Hog Slough. Mr. Gwerder indicated waste water disposal is not <br /> applicable to the property. He indicated no additional wastewaters, liquid wastes or solid <br /> wastes are generated on the property and there are no activities generating air pollutants on <br /> the property. <br /> Mr. Gwerder indicated there are no structures currently on the property; however, a <br /> prefabricated was on the property from 1970 to 1989.
