f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty (20) feet for two-way aisles. <br /> (Development Title Section 9-1015.9) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall. not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Peltier Road, shall be installed across the frontage of the project site. (Development Title Section <br /> 9-1020.)- <br /> Note: The existing landscaping meets this requirement. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. Screening <br /> shall be,six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, <br /> street side yards, or in front of main buildings. (Development Title Section 1022.4[2][21) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.21g]) <br /> k. NOISE: Stationary noise sources shall be consistent with Chapter 9-1025.9 of the Development <br /> Title. The maximum sound level is 50 dB Hourly Equivalent Sound Level daytime, 45 dB Hourly <br /> Equivalent Sound Level nighttime, 70 dB maximum sound daytime, 65 dB maximum sound <br /> nighttime. Tois applies to outdoor activity area of receiving use, or applies at lot line if no activity <br /> area is known. (Development Title Table 9-1025.9 Part Il) <br /> I. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from an R-3 occupancy to a B occupancy (U.B.C. <br /> Section 3405). The structure must be brought into compliance with all current code provisions <br /> including`structural, plumbing, mechanical, electrical, energy and disabled access requirements. <br /> A licensed architect or registered engineer shall prepare all documents. <br /> (2) An occupancy separation of 1 hour is required to separate the occupancies. <br /> Conditions of Approval - 2 - PA-0900273 <br />
