The use is compatible with adjoining land uses. <br /> • This Finding can be made because the proposed use will not interfere with nor alter the <br /> current land uses on adjacent properties. The surrounding parcels are zoned AU-20 <br /> (Agriculture-Urban Reserve, 20acre minimum) and their uses are residential to the north, <br /> west, and south, and Union Pacific Railroad to the east. The proposed use may be <br /> conditionally permitted in the AU-20 zone with an approved Use Permit application. <br /> Conditions <br /> Use Permit Application No. PA-1200118 was approved by the Planning Commission on. APPROVED USE: This application is for a religious assembly with a maximum of 50 members. <br /> Phase One, with building permits to be issued within 18 months, includes the demolition of a 1,440 <br /> square foot agricultural building, the construction of a 4,890 square foot assembly hall and meditation <br /> building, and the construction of a 1,500 square foot restroom building. Phase Two, with building <br /> permits to be issued within 10 years, is the construction of 9 buildings containing 27 meditation <br /> cabins totaling 4,056 square feet for use by congregation members, the construction of a 6,440 <br /> square foot temple with an overall height of 80 feet, and the construction of a 340 square foot <br /> storage building, as shown on the revised site plan dated October 12, 2012. (Use Type: Religious <br /> Assembly-Neighborhood). <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee.
