1) All parking spaceE., driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete to provide a durable, <br /> dust free surface. Bumper guards shall be provided where necessary to protect adjacent <br /> structures or properties. (Development Title Section 9-1075.6[i]) <br /> 2) A minimum of seventeen (17) parking spaces shall be provided, including one (1)van accessible <br /> space. Accessible spaces shall be located as dose as possible to the primary entrance (C.C.R., <br /> Title 24). (Development Title Section 9-1015.3) (Religious Assembly-Neighborhood Use Type <br /> requires 0.33 parking spaces per seat) <br /> 3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20)feet long. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> 1) Access driveways shall have a width of no less than twenty-five (25)feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way with of Priest <br /> Road, shall be installed across the frontage of the project site. (Development Title Section 9- <br /> 1020.7[a]) <br /> 2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> 3) Parking areas abutting a residential zone, an area shown on the General Plan for residential <br /> use, or an existing residential use, shall be screened with a solid masonry wall six (6) to <br /> seven (7) feet in height along the abutting property line, and a five (5)foot planting strip shall <br /> be installed adjacent to the wall and the parking area.
