D. Ghost Town Historical Amusement Area: The self-walking amusement area shall open no <br /> earlier then 9:00 a.m. and shall close at sunset. The streetscape will encompass static <br /> display buildings, static displays of farm equipment, retail shop buildings, and small farm <br /> animals (chickens or similar animals). The display of small farm animals (limited to one <br /> dozen) shall be kept 40 feet from all property lines. Areas not meant to be accessible to <br /> amusement guests shall be fenced. The applicant shall obtain permit approval from all <br /> applicable departments. <br /> E. Retail sales is approved in the following structures during amusement area hours (see# <br /> on Site Plan): <br /> (a) 277.5 sq. ft. portion of general store (#5). <br /> (b) 770 sq. ft. hotel (#4) below existing apartment. <br /> (c) 505 sq. ft. portion of J. J. Flash building (#6). <br /> (d) 125 sq. ft. bank portion of J. J. Flash building (#6). <br /> (e)160 sq. ft. assay office (#9). <br /> (f) 225 sq. ft. gazette (Hoffman House (#12). <br /> (g) 157 sq. ft. Hoffman House (#12). <br /> (h) 784 sq. ft. stage line depot building (no#). <br /> (i) 720 sq. ft. saloon (#10). <br /> The saloon building that is located within the ghost town historical amusement area is <br /> approved as an indoor parties/meeting area and as a retail store selling package <br /> foods and sodas. The hours of operation shall be the same as the amusement area. <br /> The applicant shall obtain permit approval from all applicable departments. <br /> (2) Phase Two Approvals: Within 36 months of project approval, the related Conditions of <br /> Approval will be met for Phase Two. <br /> A. Gazebo Area: The outside 200-person group function gazebo area is to be used for <br /> weddings and other outside events. A six-to seven-foot-high solid masonry wall shall be <br /> required along the east property line adjacent to the residential area (Development Title <br /> Section 9-1022.4[d]) No live music is permitted in the gazebo area. The hours of <br /> operation shall be 10:00 a.m. to 10 p.m. daily. Noise levels shall be in accordance with <br /> Development Title Section 9-1025.9. The applicant shall obtain permit approval from all <br /> applicable departments. <br /> B. Museum Retail Sales Area: The museum retail sales in the rear of the Palace Showboat <br /> building (1300-square-foot retail sales area [area#2c on map]) is approved in conjunction <br /> with the amusement area. The hours of operation shall be the same as the amusement <br /> area. The applicant shall obtain permit approval from all applicable departments. <br /> Conditions of Approval -2 - UP-00-8 <br />
