C. Amusement Area Retail Sales Expansion: The expansion of retail sales on two <br /> amusement area structures, the addition of 200 square feet for both the J. J. Flash <br /> building (#6) and the general store building (#5), is approved. The hours of operation <br /> shall be the same as the amusement area. The applicant shall obtain permit approval <br /> from all applicable departments <br /> c. BUSINESS LICENSE: The applicant or his vendor shall secure an approved Business License <br /> prior to the initiation of the each use. The Business License may be applied for concurrently with <br /> the building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) Striping: All parking spaces (included handicapped parking), driveways, directional arrows, <br /> and maneuvering areas shall be delineated with paint. Bumper guards shall be provided <br /> where necessary to protect adjacent structures or properties. (Development Title Section 9- <br /> 1015.5) <br /> (2) Obtain parking agreements from the two adjacent churches for overflow and off-hours <br /> parking. <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g](4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All existing landscaping shall be maintained in accordance with Development Title Section 9- <br /> 1020. <br /> h. BUILDING INSPECTION DIVISION: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Building Inspection Division: <br /> (1) All display buildings in the "Ghost Town" area that have been converted to retail sales shall <br /> comply with all current code requirements, including disabled access and structural integrity. <br /> These plans shall be prepared by a licensed architect or registered engineer. <br /> (2) If the buildings are only for display purposes, the public shall not have access inside the <br /> buildings. Walkways and ramps leading to these buildings shall comply with all disabled <br /> access requirements. All unsafe conditions related to the display buildings must be <br /> corrected. <br /> (3) All public use areas shall be made accessible. The wooden sidewalks shall not be open to <br /> the public. <br /> Conditions of Approval - 3 - UP-00-8 <br />
