g. The project shall be served by a public water system con- <br /> forming to the requirements of the San Joaquin County <br /> Department of Public Health Services, Environmental Health <br /> Division, and the Department of Public Works. The system <br /> shall provide adequate domestic and fire water supply in <br /> conformance with the requirements of the County Fire <br /> Warden and the local fire district . A test well showing <br /> that the production well will meet all applicable stan- <br /> dards is required prior to the approval of the improvement <br /> plans or any work within the site. <br /> h. The property shall annex to County Service Area No . 46 <br /> prior to approval of the Final Map to provide for the <br /> operation, maintenance, and improvement of storm drainage <br /> and water facilities. <br /> i . The subdivider is subject to his fair share of the Area of <br /> Benefit fees for the North Morada area. <br /> j . Access rights shall be dedicated and restricted for Lots 1 <br /> and 16 along the frontage of North State Route 99 Frontage <br /> Road. <br /> k. A Preliminary Soils Report is required in accordance with <br /> the County standards for the purpose of determining the <br /> R-Value for the design of the roads. <br /> 1 . The subdivider shall agree to and shall pay service fees <br /> for the County-provided utility services in an amount <br /> equal to the estimated fees for the period from the time <br /> the improvements are accepted until the effective date of <br /> assessment on the tax roll . Deposit of fees shall be sub- <br /> mitted at the time of acceptance of the facilities by the <br /> County. <br /> m. All utilities shall be underground except power <br /> transmission facilities of 35 KV or greater . Public uti- <br /> lity easements shall be provided along the road frontage <br /> of the subdivision and as required by the public utility <br /> companies. <br /> n. An Offer of Dedication of groundwater rights is required, <br /> excluding Lot 9 . <br /> o. All traffic signs and markings shall conform to the Manual <br /> on Uniform Traffic Control Devices and San Joaquin County <br /> standards and shall be shown on the Improvement Plans. <br /> p. A Traffic Impact Mitigation Fee will be required for this <br /> development. The fee shall be approximately $2 , 672 for <br /> each single-family unit , excluding Lot 9 . The fee shall <br /> be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. <br /> Conditions of Approval - 2 - (SU-90-11 ) <br />
