E. The wall shall extend from the southwest corner of Lot 1 and continue through to the <br /> northwest corner of the lot. From the northwest corner of Lot 1, the wall shall continue <br /> across the southern and eastern property line of Lot B. <br /> F. The wall shall wrap around the entrance to Ghana Road at the south end approximately <br /> 27 feet on the angle shown on the site plan. <br /> (3) The noise wall shall be included in the Subdivision Improvement Plans. (Development Title <br /> Section 9-1150.10) <br /> (4) The following note shall be placed on the Final Map: <br /> A. At the time of development of Lots1, 2, 7, and 8, if multi-story houses are proposed, the <br /> applicant shall provide proof that the second-story will meet the interior sound level <br /> requirement of 45 dB prior to submittal of any building permit application. <br /> 2. DEPARTMENT OF PARKS AND RECREATION (Staff Contact: Jeff Smith, 953-8800) <br /> a. PARK FEES: Due to the relative small size of the subdivision, less than fifty(50) parcels, the San <br /> Joaquin County Department of Parks and Recreation will require the collection of in-lieu fees for park <br /> development as a requirement for approval of the Map. (Development Title Section 9-1230.8) <br /> 3. COUNTY COUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the <br /> subdivider shall defend, indemnify, and hold harmless the local agency or its agents, officers, and <br /> employees from any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision, which action is brought within the time <br /> provided for in Section 66499.37 of the Government Code. <br /> 4. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Mike Escotto, 468-3443) <br /> a. The Environmental Health Department requires a Soil Suitability/Nitrate Loading Study which <br /> indicates that the area is suitable for septic tank usage. This must be performed prior to recordation <br /> of the Parcel/Final Map (Development Title Section 9-1105.2[d]). A nitrate loading study is required, <br /> and a review fee of$465.00 must be paid at the time of submittal to Environmental Health. <br /> The sewage disposal system shall comply with the on-site sewage standards of San Joaquin County <br /> prior to approval. A percolation test that meets absorption rates of the manual of septic tank practive <br /> or the EPA Design Manual for on-site waste water treatment and disposal systems is required for <br /> each parcel. A permit fee of$93.00 per percolation hole is required. <br /> b. The existing private water wells shall be tested for the chemical Dibromochloropropane(DBCP)and <br /> nitrates prior to recordation of the Parcel/Final Map.
