All roof-mounted mechanical equipment, tanks, ventilating <br /> fans, or similar equipment shall be visually screened <br /> from view from adjacent properties and public rights-of- <br /> way at grade. The screens shall be architecturally <br /> compatible with the building or structure on which they <br /> occur. <br /> f. The present landscaping area on the north side shall be <br /> maintained. <br /> g. All parking spaces, driveways, and maneuvering areas must <br /> be paved and permanently maintained with asphalt or <br /> cement. Bumper guards must be provided where necessary <br /> to protect adjacent structures or properties. (Section 9- <br /> 3704 (a) ) <br /> h. The front yard setback is twenty (20) feet from the <br /> property line. The canopy can project four (4) feet into <br /> the front yard setback but the support posts for the <br /> canopy shall not be in the front yard set back area. <br /> (Section 9-6206 (a) ) <br /> i. The canopy shown on the site plan over the new cardlock <br /> dispensers is not part of this approval. <br /> j . An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services, and <br /> grading, shall be submitted for approval. Storm <br /> drainage/additional run-off shall be retained on-site, <br /> provisions shall be shown on the Improvement Plan/run- <br /> off. Pond capacity calculations shall be submitted for <br /> approval (Planning Title Section 9-10002) . <br /> k. Encroachment Permit shall be required for work within <br /> road right-of-way (Streets and Highway Title Section 10- <br /> 3103) . <br /> SSS:KA <br />
