Planning Commission's approval of the Negative Declaration. If the traffic study is not <br /> reviewed by the above date, the project will be rescheduled to a future Planning <br /> Commission meeting. <br /> The Community Development Department has received two letters from neighboring <br /> property owners. One letter is in opposition to the project, the other contains suggestions <br /> regarding trees, parking, and signs. These letters are attached. <br /> The Community Development Department has reviewed the proposed project, and will <br /> be recommending that it be approved, subject to the following Conditions of Approval. <br /> Use Permit Application No. was approved by the Planning Commission on . The <br /> effective date of approval is . This approval will expire on , which is 18 months from <br /> the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with, (2) all necessary building permits have been issued and remain in <br /> force, and (3) all necessary permits from other agencies have been issued and <br /> remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site <br /> Plan.
