(1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth of asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties.(Development Title Section 9-1015.5) <br /> (2) A minimum total of 263 parking spaces shall be provided, including seven (7) <br /> handicapped accessible spaces and one (1) van accessible space. Phase I <br /> shall be required to provide 103 parking spaces, including five (5) handicapped <br /> accessible spaces and one (1) van accessible space. Phase II shall be <br /> required to provide 163 parking spaces, including two (2) handicapped <br /> accessible spaces. (Development Title Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking <br /> spaces. (Development Title Section 9-1015.7) <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not <br /> including landscaping along the street frontage. Fifty-three (53) trees shall be <br /> planted, evenly spaced throughout the parking lot. One tree is required for <br /> every five (5) parking spaces. (Development Title Section 9-1020.5) <br /> (5) A five-foot landscape strip shall be installed in the areas adjacent to the walls <br /> and the parking areas. (Development Title Section 9-1020.5[e]) <br /> d. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5[g][4]) <br /> e. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way widths of State Route 99 East Frontage Road and Cora Post Road, shall <br /> be installed across the frontages of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved <br /> outdoor storage areas, or other permanent facilities shall be landscaped. <br />
