i <br /> Y <br /> • There are no residential, commercial, or Resource Conservation <br /> areas designated on the County General Plan Map in the vicinity. <br /> The nearest area is Pixley Slough, 0.65 miles to the south, which is <br /> designated Resource Conservation. <br /> The proposed project is consistent with all General Plan development and <br /> locational criteria and policies required for the Industrial-Truck Terminal <br /> designation. <br /> I <br /> Neighborhood Responses <br /> } The Community Development Department has received two letters and a petition <br /> with 28 signatures in opposition to this project. The petition does not address <br /> specific issues, but it does ask that the Community Development Department <br /> notify those listed on the petition of the public hearing. <br /> In addition, one letter was received that stated "no objections" as long as certain <br /> improvements to the roadways were required as part of the project approval. <br /> General Plan Development Criteria D, E, F, and G (pg. IV-34, listed above) <br /> address these issues. The Community Development Department and the Public <br /> Works Department will incorporate these development criteria as Conditions of <br /> Approval of the underlying project. <br /> The two letters in opposition address traffic and safety, noise, air quality, a green <br /> belt area, property values (aesthetics), and the lack of need for an I-T zone in this <br /> area as issues for the denial of this project. <br /> Traffic <br /> 4 <br /> The General Plan requirements for the Truck Terminal General Plan designation <br /> I are that there are acceleration and deceleration lanes or other traffic control <br /> 4 <br /> t devices determined to be necessary by Public Works, and that they be <br /> developed so that all truck activities are conducted within the confines of the <br /> terminal property with screening from adjacent property. These requirements will <br /> r <br /> become Conditions of Approval of the underlying Use Permit for a truck terminal. <br /> 4 Public Works will address the need for a traffic study. <br /> Noise <br /> This project lies within the 65dB noise contour for State Route 99.
