At this time, they have not responded <br /> regarding this application. The Initial Study did not identify any air quality impacts <br /> from this project. When the Use Permit application for the underlying project is <br /> submitted, a referral will again be submitted to the District for their comments and <br /> conditions. <br /> Green Belt <br /> The project area is currently zoned AG-40. There is no designated green belt. <br /> This project meets all General Plan locational criteria for a truck terminal. This <br /> project was referred to the Farm Bureau for their comments and conditions. At <br /> this time, they have not responded regarding this application. When the Use <br /> Permit application for the underlying project is submitted, a referral will again be <br /> submitted to the Farm Bureau for their comments and conditions. <br /> Aesthetics <br /> This project will have a large buffer zone to the north, west, and south. It will not <br /> obstruct any public scenic vista or view, create an aesthetically offensive site open <br /> to public view, or produce light or glare. Therefore, the aesthetic impact to the <br /> neighborhood will be less than significant. <br /> Need <br /> The project is centrally located between the cities of Lodi and Stockton. This <br /> project meets all General Plan locational criteria for a truck terminal. <br /> Infrastructure Requirements <br /> Wastewater Treatment <br /> Industrial areas outside of Communities generally require a public wastewater <br /> system serving the entire planned area. Septic systems may be permitted in the <br /> Truck Terminals designation if General Plan policies and Development Title <br /> regulations are met. (General Plan, Volume I, pg.
