The project will include the demolition of an existing 1,307 square foot fuel and <br /> convenience market and the construction of a new 5,800 square foot fuel and convenience <br /> market. Existing on site uses include an 872 square foot restaurant, two fuel island stations <br />' totaling 2,669 square feet, and overnight parking facilities for 25 trucks. The applicant is not <br /> 1. proposing any increase to the existing truck traffic. (Use Type: Truck Sales and Services-Stops) <br /> The project site is located on the east side of State Route 99 W. Frontage Road, 600 feet north of <br /> Woodson Road, north of Lodi. <br /> The property has a General Plan designation of CIFS (Freeway Services Commercial) and is <br /> zoned C-FS (Freeway Services Commercial). <br /> The Community Development Department has reviewed the application and offers the following <br /> comments: <br /> Background <br /> 4 <br /> On November 16, 1964, Use Permit No. 3113 was approved by the Planning Director to establish a <br /> service station. <br /> On January 17, 1968, Use Permit No. 4231 was approved by the Zoning Administrator for a service <br /> station and drive-in. <br /> On November 20, 1968, Use Permit No. 4556 was approved by the Zoning Administrator for a <br /> service station identification sign(pole sign). <br /> On June 25, 1970, Variance No. 798 was approved by the Board of Adjustment to vary the number <br /> of allowed signs from one to three. <br /> On October 18, 1992, Site Approval application No. SA-92-0043 was approved for the addition of <br /> two diesel fuel pumps with canopies and a mini-mart to an existing service station. <br /> On March 23, 1999, General Plan Amendment No. GP-98-0004 and Zone Reclassification No. ZR- <br /> 98-0010 were approved by the Board of Supervisors to amend the General Plan designation from <br /> DC MEMO - 1 - PA-1100043 <br />
