1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: John L. Funderburg, <br /> 468-3160) <br /> a. APPROVED USE: This approval is to establish a storage container yard for the <br /> sale and rental of storage containers as shown on the revised Site Plan dated <br /> June 24, 2003. Existing structures to be used for this project are a 1,500 square <br /> foot office building and a 2,984 square foot open bay workshop, no new structures <br /> are proposed as part of this permit. <br /> b. BUILDING PERMIT: Submit an "APPLICATION-GRADING BUILDING PERMIT'. <br /> This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading <br /> (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site <br /> Plan review. <br /> c. COMPLIANCE DATE: Because this project is currently operating without the <br /> required permits the applicant must submit a grading permit application within 30 <br /> days from the date of approval. All improvements shall be completed within 60 <br /> days from the date of approval. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License. <br /> The Business License! may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> e. STORM DRAINAGE: Any additional storm water drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development <br /> Title Section 9-1135) <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces and all major circulation drive lanes shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. All other areas that are used for vehicular traffic shall be surfaced <br /> and permanently maintained with a chip seal. Aggregate base may be used for <br /> storage container areas. (Development Title Section 9-1015.5[e]) <br /> (2) A minimum 9 parking spaces shall be provided, including 1 handicap <br /> accessible space, which shall be van accessible. Accessible spaces shall be <br /> located as close as possible to the primary entrance (C.C.R., Title 24). ( 2 <br /> spaces are required for every 1,000 feet of building area. .5 spaces are required <br /> for every employee.) (Development Title Section 9-1015.3) <br /> g LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed.
