(1) Exterior walls less than twenty(20)feet from a property line shall be of one-hour,fire-resistive <br /> construction. FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> req ui rements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Departmentfor a building permit <br /> (1) Fire flow will be provided for proposed buildings by the use of static water supply(NFPA 1231 of <br /> the National Fire Code). <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) Fire department access to buildings shall be in accordance with Section 902.4. A knox box(key <br /> box)shall be installed according to fire department instructions. <br /> (4) Fire extinguishers shall be installed in accordance with California Fire Code,Volume 2, Standard <br /> 10-1. <br /> (5) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. A traffic study has been completed by K. D.Anderson Transportation Engineers,and the mitigations <br /> required are included in Condition No.2.i. <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$160.04 per additional daily trip-end <br /> generated in the Stockton area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolution R- <br /> 96-592) <br /> e. The Water Supply Facilities Impact Mitigation Fee will be required for this development. The fee is <br /> due and payable prior to issuance of the building permit. The fee currently is$159.00 per 1,000 <br /> gross square feet of building designated as"Manufacturing." The fee shall be automatically <br /> increased on January 1 of each year through the year 2005 at the rate of 7.66 percent <br /> (Development Title Section 9-818.4 and Resolution R-97-5) <br /> f. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> g. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has <br /> addressed the items on the attached Waste Plan Format for Development Projects. <br /> h. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a 32-foot- <br /> wide right-of-way from the centerline of South State Route 99 Frontage Road to the property line <br /> Conditions of Approval -4- UP-99-8 <br />
