1). If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br /> 2). Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5[g][41) <br /> j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1). A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of State Route 99 East Frontage Road, shall be installed across the <br /> frontage of the project site. (Development Title Section 9-1020.8) <br /> 2). All areas not used for buildings, parking, driveways, walkways, approved <br /> outdoor storage areas, or other permanent facilities shall be landscaped. <br /> (Development Title Section 9-1020.8) <br /> 3). The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not <br /> including landscaping along the street frontage. Six (6) trees shall be planted, <br /> evenly spaced throughout the parking lot. <br /> k. SCREENING: Screening shall be provided and comply with the following: <br /> 1). The storm water retention pond shall be located on the east side of the property <br /> to provide a minimum fifty (50) foot wide buffer between the project and the <br /> adjacent residential use as shown on the approved Site Plan. If this buffer is <br /> not provided, the applicant shall construct a solid masonry wall six (6) to eight <br /> (8) feet in height along the eastern property line of APN 179-172-35. <br /> 2). All storage materials and related activities, including storage areas for trash, <br /> shall be enclosed by a screen six (6) to eight (8) feet in height. Items stored <br /> within one hundred (100) feet of a dedicated street or residential zone shall not <br /> be stacked higher than two (2) feet above the adjacent screen. (Development <br /> Title Section 9-1022.4[e][2][A]) <br /> I. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any corner cut- <br /> off(snipe). UNIFORM BUILDING CODE: The Building Division has reviewed the site plan and <br /> project description and has noted the following issues that must be addressed: <br /> 1). Proposed occupancy: Group S, Division 3 <br /> 2). Existing occupancy: Group S, Division 3 <br /> 3). Exterior walls less than ten (10) feet from the property line shall be of one-hour <br /> fire-resistive construction.
