Since the current operator is proposing to <br /> occupy the facility for a limited period of time, the two units <br /> are not expected to be a nuisance. The ordinance requires that <br /> they be permitted for no more than a three-year period. <br /> Further , staff has developed a recommended condition of appro- <br /> val that the mobile units be removed prior to transferring the <br /> property into another ownership if this occurs before the end <br /> of the three-year time period. <br /> Circulation/Traffic : <br /> Access to the terminal will be off of the State Route 99 fron- <br /> tage road. The Department of Public Works is requiring <br /> construction of an acceleration/deceleration lane to help <br /> handle the turning movements of the trucks on and off the fron- <br /> tage road. The applicant disagrees with this requirement , <br /> since they are planning to relocate their operation in the next <br /> three years . This improvement will be necessary for any future <br /> trucking facility which may purchase the property. <br /> FACILITIES/SERVICES : <br /> As mentioned earlier, existing on-site services are proposed to <br /> be retained. The current well and septic system will remain <br /> essentially unchanged, and the drainage pond will be enlarged to <br /> handle the increase in on-site run-off . No run-off will enter <br /> Little Johns Creek, which forms the northeast boundary of the <br /> site. The Department of Public Works and the Local Health <br /> District have determined that there will be no adverse effects <br /> from the continued utilization of these on-site services , since <br /> the use generates little demand for water and sewage facilities . <br /> The Local Health District has developed recommended conditions of <br /> approval to insure the safety of water and sewage systems. <br />
