Item No. 2 PC : 1-7-88 UP-88-15 Page 5 CONDITIONS OF APPROVAL All conditions shall be fulfilled prior to the issuance of building permits, unless otherwise specified. 1 . Planning Division: a. The parking lot , including all driveways and maneuvering areas, shall be paved with asphaltic concrete. The thickness of paving and the type and thickness of the base shall be per the recommendations of an engineer and shall be specified on the Improvement Plan. Areas that are used for the storage of tractors and trailers and which are not routinely driven over may be chip sealed over an aggregate base . These areas shall be specified on the Improvement Plan. Note No. 3 on the site plan shall be modified to reflect the above information on the Improvement Plan. b. Light standards shall be limited to 25 feet in height and shall be consistent with the roof-mounted lights shown on the site plan. Lights shall be hooded and oriented to avoid glare onto adjoining properties or roads . Light standards over 25 feet in height may be considered if spe- cific features regarding design of the fixtures ensure that there will be no glare onto adjoining properties . Details shall be submitted to the Planning Division for review and approval if the standards are over 25 feet . c . If a free-standing sign is proposed, the location shall be indicated on the Improvement Plan. It shall be located out of any proposed road right-of-way and shall not hinder sight clearance for trucks pulling in or out of the facility. d. The two mobile units are approved for a period not to exceed three years . The three-year period for these units will commence on the effective date of the Use Permit . These units will be removed at the end of the three-year period.
