LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parkinq area is to be used at night parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5lg1) <br /> (2) Any lighting shall be designed to confine direct rays to the premises No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares provided however, that <br /> such light shall not cause a hazard to motorists (Development Title Section 9-1015.51g1141) <br /> k. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum five (5)foot wide landscaped strip, respecting the ultimate right-of-way width of State <br /> Route 99 East Frontage Road shall be installed across the frontage of the project site. <br /> (2) A minimum ten (10) foot wide landscaped strip is required along Hacienda Lane (excluding the <br /> frontage where the existing building is located). The required landscaped strip may be <br /> temporarily deferred and the following note shall be recorded as a separate instrument prior to <br /> issuance of a building permit <br /> A. When Hacienda Lane is improved (by San Joaquin County or another party), a minimum ten <br /> (10) foot wide landscaped strip, respecting the ultimate right-of-way of Hacienda Lane shall <br /> be installed across the frontage of the project site (excluding the frontage where the existing <br /> building is located). <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Fifteen (15) <br /> trees shall be planted, evenly spaced throughout the(new) parking lot. <br /> (4) A five-foot planting strip is required in the parking lot along the southern property line adjacent to <br /> the masonry wall. (Development Title Section 9-1020.5[e]) <br /> I. SCREENING: Screening shall be provided and comply with the following: <br /> (1) The applicant shall construct a solid masonry wall six (6) to seven (7) feet in height along the <br /> southern property line of APN 087-030-23, adjacent to the parking lot as shown on the site plan. <br /> This requirement may be deferred and the following note shall be recorded as a separate <br /> instrument prior to issuance of a building permit: <br /> A. A solid masonry wall six (6) to seven (7) feet in height shall be constructed along the <br /> southern property line of APN: 087-030-23, adjacent to the parking lot as shown on the site <br /> plan. The wall shall be constructed within six (6) years from the date of approval, or when <br /> adjacent residential development takes place,whichever occurs first. <br /> (2) All storage materials and related activities including storage areas for trash shall be <br /> screened so as not to be visible from adiacent properties and oublic rights-of-way. Screening <br /> shall be six (6) to seven (7) feet in height Outside storage is not permitted in front yards <br /> street side yards or in front of main buildings (Development Title Section 1022.4[dl[21) <br /> m. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe).
