n. UNIFORM FIRE CODE: The following Uniform Fire code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) A complete review at building permit submittal will require compliance with applicable codes and <br /> ordinances. <br /> (2) Fire flow and hydrants will be provided for the proposed project by the use of NFPA 1231 of the <br /> National Fire Code. <br /> (3) Fire sprinkler systems shall be installed according to Article 10 of the California Fire code and the <br /> appropriate standards and guides adopted in Chapter 35 of the California Building Code and the <br /> California Electrical Code. <br /> (4) Key Boxes: a Knox box shall be installed according to the local fire department's instructions. <br /> (5) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1 of <br /> Volume 2. <br /> (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property(C.F.C. 105.2.1). <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Trueman Phillips, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards CW-C11 or CW-C12 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> c. Dedicate a 20-foot radius curve on the frontage of APN 087-030-18 at the intersection of <br /> Hacienda Land and North State Route 99 Frontage Road (east). (Development Title Section 9- <br /> 1150.5) <br /> d. The frontage improvements for Hacienda Lane shall be constructed in conformance with the <br /> standards for one-half of a 25-foot-wide right-of-way local commercial street. The construction of <br /> the frontage improvements will be deferred upon execution by the owner of a Deferred Frontage <br /> and Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to the estimated construction costs prior to <br /> approval of the Improvement Plan. A$325.00 fee currently is required for processing, per <br /> Development Title Table 9-240.2, in addition to a copy of the Grant Deed and an estimate for the <br /> required frontage improvements. The estimate shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied by the Department of Public Works for <br /> approval. As an option, Public Works will prepare the drawing and estimate for an additional fee <br /> of$140.00. The fee due will be based on the current fee schedule.
