The land grades gently to the southwest. <br /> According to San Joaquin County Community Development Department, the Site is zoned R-R, <br /> rural residential,parcel size 1-5 acres. This zoning designation"is intended to provide for large lot <br /> rural home sites within or adjacent to existing Rural Communities. Lots will general have sufficient <br /> ` area to allow for individual water supply, sewage disposal, and storm water drainage, but not to <br /> support significant commercial agriculture." (www.co.san-joaquin.ca.us,2004). <br /> 1.2 Proposed Development <br /> According to personal communication with Mr. Huerta on August 17, 2005 he intends to subdivide <br /> ` his 4.85 acre lot into two equal 2.4 acre parcels. Mr. Huerta indicated, (personal communication August 17, 2005) that the property has <br /> been used to grow hay and various row crops in the past. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> 3.1 Existing On-Site Septic Tank Usage <br /> One septic system is present on the Site its location is on Plate 1.
