for maintenance of the lakes shall be established prior to issuance of any building <br /> permits. MHCSD approval of the lake designs is required regardless of the <br /> ownership and maintenance of the lakes. <br /> B. Private and Public Alleys: Both private and public alleys shall be approved by the <br /> MHCSD. Alleys shall be in compliance with MHCSD and fire department standards <br /> for emergency vehicle access, solid waste removal and parking. Compliance with <br /> this condition shall be evidenced by MHCSD approved in-tract improvement plans. <br /> C. Traffic Calming: The applicant shall implement traffic calming measures into the <br /> project, using traffic circles or other traffic calming measures approved by the <br /> MHCSD. Compliance with this condition shall be evidenced by MHCSD approved in- <br /> tract improvement plans. <br /> D. Old River Regional Park: The applicant shall work with the MHCSD to allow for <br /> public comment regarding the design of the Old River Regional Park and any <br /> potential changes to the MHCSD Parks and Leisure Plan. Additional features that <br /> may be added by the developer shall be reviewed and approved by the MHCSD. <br /> Compliance with this condition shall be evidenced by MHCSD approved Old River <br /> Regional Park improvement plans. <br /> E. Intersections and Driveways: The intersection of D Drive and 00 Street in <br /> Neighborhood L is too close to Mountain House Parkway. The applicant shall revise <br /> the roadway configuration to achieve the minimum separation as determined by the <br /> MHCSD on the final map and in-tract improvement plans. If during the in-tract <br /> improvement plan review by the MHCSD any other intersections or driveways are <br /> found to be too close to an arterial road, the configuration shall be revised to achieve <br /> the minimum separation as required by the MHCSD. Compliance with this condition <br /> shall be evidenced by MHCSD approved in-tract improvement plans. <br />
