In response, an existing single family residence has been situated on the proposed project site since 1960 <br /> and the project is located within an established residential subdivision which has been in existence for over <br /> �- 50 years. Based on those factors, an Initial Study was prepared and it was determined that noise, vibration, <br /> light and diesel fumes would not have a significant impact on this project. Additionally, the Initial Study also <br /> determined that the proposed project would not have a significant impact on the environment and a <br /> Negative Declaration was prepared <br /> Neighborhood Opposition <br /> The Community Development Department received 16 letters and a petition signed by 85 residents from the <br /> residents of the Riviera Cliffs Subdivision in opposition to the project. The residents have expressed three <br /> issues of concern: <br /> • Lot Sizes <br /> • Traffic Safety <br /> • Infrastructure <br /> Lot Size and Width <br /> In response, as previously indicated the proposed seven lot subdivision is consistent with the General <br /> Plan density and Development Title requirements for lots in the R-L zone. <br /> Traffic Safety and Parking <br /> In response, the Department of Public Works required a traffic study be prepared to analyze project <br /> impacts. A traffic study was performed by MRO Engineers and submitted to the Department of Public <br /> Works on August 29, 2007. The traffic study determined that the traffic impacts at this location are not <br /> significant and no mitigation measures are required. <br /> Infrastructure <br /> The Department of Public Works has provided the applicant with "will serve" letters for sewer and storm <br /> drainage services, and California Water has provided the applicant with a"will serve" letter indicating that <br /> water services can be provided for the proposed project_ <br /> San Joaquin County PA-0700055\Hackett <br /> Community Development Paae 4 <br />
