Street Trees <br /> The planting of trees along streets is required for all new residential developments. <br /> (Development Title Section 9-1020.4) Trees need to be spaced at a maximum of sixty- <br /> foot intervals or a minimum of one tree per lot frontage. For corner lots, street trees are <br /> required on both street frontages. The applicant shall be required to plant a total of eight <br /> (8) trees as a condition of approval for this project. The trees cannot interfere with sight <br /> distances and setbacks. Trees must be at least 5 gallons in size and located so that at <br /> fifteen years of age the crown will not encroach across the side property lines. Trees <br /> must be a minimum of ten feet from driveways and also be a minimum of four feet and a <br /> maximum of ten feet outside of the road right-of-way. All trees need to be chosen from <br /> the County Tree List. <br /> Trees need to be maintained in good growing condition and, whenever necessary, <br /> replaced with new plant materials. The trees must be kept free of weeds and debris and <br /> be fertilized, cultivated, and pruned on a regular basis. When necessary the trees must <br /> be appropriately staked, tied or otherwise supported. Supports need to be regularly <br /> monitored to avoid damage to the trees. (Development Title Section 9-1020.4b]) <br /> Road Naming Procedures <br /> Development Title Section 9-1150.18(a) states that the applicant will submit with the <br /> tentative map the proposed names for the new roads. The proposed road names will be <br /> reviewed to ensure that they are consistent with the Community Development <br /> Department's road name standards. If a road name is not consistent with the standards, <br /> alternative name(s) shall be submitted to the department. The applicant has submitted <br /> Chargin Court as a street name for this project. <br /> The application has been tentatively scheduled for the Planning Commission meeting on <br /> December 6, 2007. The Community Development Department has reviewed the project <br /> and responses from other agencies and, providing any outstanding issues have been <br /> resolved, will be recommending that the Planning Commission approve Major <br /> Subdivision application No. PA-0700055 subject to the following conditions of approval: <br /> Major Subdivision Application No. PA-0700055 was approved by the Planning <br /> Commission on . The effective date of approval is . This tentative map <br /> approval will expire on , which is three (3) years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Final Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be complied with prior to approval of the Final Map. Those Conditions followed <br /> by a Section Number have been identified as ordinance requirements pertinent to <br /> this application.
