COMMENTS ON DEVELOPMENTS <br /> SA-90-45 <br /> RECOMMENDED CONDITIONS <br /> 1 . A Storm Facilities Plan for the area bounded by the north <br /> line of the proposed Lathrop Master Storm Drainage Plan, Roth <br /> Road, Southern Pacific Railroad Co . tracks, and Interstate 5, <br /> shall be submitted. <br /> 2 . Storm Drainage System shall be constructed in conformance <br /> with the approved Master Storm Facilities Plan of Condition <br /> No . 1 above . The construction of the storm drainage system <br /> will be deferred, upon execution by the applicant, of a <br /> recordable document committing property to participate in <br /> future construction of storm drainage facilities in an <br /> equitable share. <br /> 3 . Public water and sewer services will be required in <br /> accordance with the adopted County Development Policies for <br /> Unincorporated Urban Centers when they become available, at <br /> which time the owner will be required to pay his <br /> proportionate share of fees for the services and annexation <br /> to Lathrop County Water District for their maintenance. <br /> 4 . Harlan Road and intersection of Harlan Road and Roth Road <br /> shall be widen and improved to accommodate the oversize <br /> loads. <br /> 5. An Irrevocable Offer of Dedication to result eighty-four feet <br /> ( 84 ' ) wide right-of-way for Harlan Road along the frontage of <br /> APN 195-030-2 . <br /> 6. The frontage improvements for Harlan Road shall be <br /> constructed in conformance with the standards for a 84-foot <br /> right-of-way commercial street. The construction of the <br /> frontage improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage Improvement Agreement, prior to <br /> approval of the Improvement Plan. (A $250.00 fee is required <br /> for processing per Ord. No . 3337 in addition to a copy of the <br /> Grant Deed and an engineer ' s estimate with a typical section <br /> drawing of the required frontage improvements on a form to be <br /> supplied by the Public Works Department. ) <br /> c : Manuel Lopez <br /> Deputy Director/Development <br />
