.,., <br /> CONDITIONS OF APPROVAL <br /> SA-89-45 <br /> BMG2 ENTERPRISES <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the establishment of the use and the <br /> issuance of any building permits . <br /> The approval will expire 18 months from the date of approval <br /> unless ( 1 ) all Conditions of Approval have been complied with, <br /> ( 2 ) all necessary building permits have been secured and remain <br /> in force, ( 3 ) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> I . Planning Division : <br /> 1 . Parking Requirements : <br /> a. All parking spaces, driveways, and maneuvering areas <br /> must be paved and permanently maintained with asphalt <br /> or concrete . <br /> b . Bumper guards must be provided, where necessary, to <br /> protect adjacent sidewalks , structures , or properties . <br /> c . Parking stalls must be provided at the following rate: <br /> Administrative Offices, <br /> Wholesaling & Distribution: 4 per 10000 sq. ft . = 19 <br /> Employees . 5 per employee = 100 <br /> Storage and <br /> 1 Assembly Building . 5 per 1000 sq. ft . = 92 <br /> Total Parking Spaces = 211 <br /> Based on the application submittal , 211 stalls shall <br /> be provided. <br /> d. All parking stalls and directional arrows must be per- <br /> manently delineated. <br /> e. Eleven truck loading spaces shall be provided. <br /> f . All parking and security lighting shall be designed to <br /> confine direct rays to the premises . <br /> 2 . Landscaping Requirements : <br /> a. A SO-foot-wide landscaped strip shall be installed <br /> adjacent to Harlan Road. This strip shall contain one <br /> Conditions of Approval - 1 - (SA-89-45 ) <br />
