August 16, 2004
NOA Project Number: E04095A
1.2 Proposed Development
According to a tentative parcel map provided by Dr.Robinson, the proposed project will involve
dividing the subject property into two 40.0-acre parcels,two 43.6-acre parcels,and two 53.9-acre
parcels. Dr.Robinson indicated in his responses to our environmental questionnaire(signed and
L dated July 20, 2004) that he intends to keep one parcel on which he will build a house. The
remaining parcels will stay farmland but could potentially be developed with one primary
residence on each at some point in the future.
6.
2.0 PAST, PRESENT, AND PROPOSED FUTURE USES
►. 2.1 Recorded Land Title Records
` A chain of title report not was provided by the client for NOA's use in preparing this report.
2.2 Aerial Photographs
Aerial photographs depicting the subject property dated 1940, 1952, 1963, 1975 and 1983 were
reviewed at the San Joaquin County Surveyor's Office in Stockton, California. One additional
6. photo, dated 1993, was obtained from Microsoft Terraserver.
In the 1940 photo, the subject property appears to be agricultural land crossed by several
6. irrigation canals. Sycamore Slough defines the northern boundary of the property. Development
is apparent at the northeast corners of the property. Approximately seven structures are apparent
` at the northeast corner, the southernmost of which appears to be a residence. Surrounding land
is agricultural with scattered structures. A cluster of structures is located immediately across
Sycamore Slough from the subject property, and another is located to the west of the subject
property.
In the 1952 photo, all but two structures have been removed from the northeast corner of the
•- subject property, including the residence. The majority of the structures across Sycamore Slough
from the subject property have also been removed, and all but one of the structures have been
removed from the area to the west of the subject property as well.
6.
In the 1963 photo, three new large structures and several smaller ones are apparent at the
northeast corner of the property. No structures remain to the west of the subject property.
3
