If, in the course of development, concentrations of prehistoric or historic-period materials <br /> are encountered, all work in the vicinity of the find shall halt until an archeologist can <br /> evaluate the materials and make recommendations for further action. If human remains <br /> are encountered, all work shall halt in the vicinity, and the County Coroner shall be <br /> notified immediately. At the same time, a qualfed archeologist shall be contacted to <br /> evaluate the finds. If human burials are found to be of Native American origin, steps shall <br /> be taken pursuant to Appendix K of the California Environmental Quality Act. <br /> 9. All development shall comply with the 'Trees' Chapter of the Development Title. <br /> (Development Title Section 9-1505) <br /> h. A 25-foot-wide private easement for access to Parcels 1 through 4 shall be shown on the <br /> Parcel Map. (Development Title Section 9-1150.15) <br /> i. The following note shall be placed on the Parcel Map: <br /> • At the time of development of Parcels 1, 2, 3, or 4, the entire length of the private <br /> right-of-way for the parcel being developed shall be constructed and maintained <br /> to the standards required by Section 10.207 of the Uniform Fire Code and <br /> applicable San Joaquin County Improvement Standards. (Development Title <br /> Section 9-1150.15[c]) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. The remainder shall be designated as 'Designated Remainder' on the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> C. Improvements, restrictions, and permits shall be as required by Caltrans for State <br /> Highway 12. <br /> d. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,364.00 per single-family dwelling unit in the Lockeford area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90-304 and R-91-1025) <br /> e. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> f. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of Uniform Fire Code Section 10.207, San Joaquin <br /> County Standards F-1 a, F-1 b, and F-1 c, and the Clements Fire District prior to issuance <br /> of the occupancy permit.
