(h) not be adjacent to residential, commercial (other than freeway services areas), or <br /> Resource Conservation areas that are designated on the county General Plan Map. <br /> The proposed General Plan Amendment is consistent with the goals and policies of the General Plan. <br /> Specifically, the proposed location is outside the urban community of Lodi and is located on State Route <br /> Highway 12 and is within one mile of Interstate 5. <br /> Zone Reclassification <br /> In order to approve the Zone Reclassification (PA-0500025), the Board of Supervisors must determine <br /> the following statements are true: <br /> (a) The proposed zone is consistent with the General Plan, any applicable Master Plan, and any <br /> applicable Specific Plan; and <br /> (b) The proposed zone district is reasonable and beneficial at the time (Development Title Section 9- <br /> 812.4) <br /> If the Board of Supervisors approves the General Plan Amendment to I/T (Truck Terminal), then the <br /> proposed Zone Reclassification would be consistent with the General Plan. There are no applicable <br /> Master Plans or Specific Plans for the project site. The project site has frontage along State Route <br /> Highway 12, and east of the project site is an existing Truck Terminal facility. The underlying project is to <br /> permit a new facility for allowed truck terminal uses. If the applications are approved, the applicant will <br /> still be required to obtain a discretionary Use Permit application to develop the property as a Truck <br /> Terminal facility. The use type Truck Sales and Services -Terminals may be conditionally permitted in the <br /> I-T zone with an approved Use Permit(Development Title Section 9-505.2). <br /> Neighborhood Concern <br /> The Community Development Department has received one letter of interest for the proposed application <br /> regarding the plans for building locations, lighting, landscaping, uses allowed on the project site, and <br /> traffic ingress/egress along State Route Highway 12.
