STATE <br /> ROUTE 12, LODI) <br /> The applicant has submitted the above referenced Use Permit application to permit a <br /> truck storage yard and parking for a total of 80 trucks, and a 200 square foot commercial <br /> I office (Use Type: Truck Sales and Services — Parking). Furthermore, the proposed <br /> project is scheduled to operate 24 hours a day, 7 days a week. The property is zoned I- <br /> T (Truck Terminal) and the General Plan Designation is IIT (Truck Terminal). <br /> The project site is located on the south side of State Route 12, 4000 feet east of <br /> Thornton Road, north of Lodi. The surrounding land uses include commercial freeway <br /> services, truck terminal services, and agriculture. <br /> The Community Development Department has reviewed the proposed Use Permit <br /> application and offers the following comments: <br /> Parking Stalls <br /> The Site Plan dated March 16, 2007 depicts 84 parking stalls for trucks. The applicant <br /> has proposed parking for 80 trucks. The applicant may provide more than 80 spaces, <br /> however, under the project as proposed, only 80 trucks may be parked or stored at the <br /> site at one time. <br /> Surfacing <br /> Development Title Section 9-1015.5 states that all permanent parking lots (which include <br /> parking spaces, driveways, and maneuvering areas) in all zoning districts shall be <br /> surfaced and permanently maintained with asphalt concrete or Portland cement concrete <br /> to provide a durable dust free surface. Ingress and egress areas that connect to a <br /> paved road or highway shall also be surfaced and permanently maintained with asphalt <br /> concrete or Portland cement concrete to provide a durable dust free surface. The <br /> applicant is proposing asphalt concrete grindings for the proposed project.
