Two (2) loading spaces of fifteen (15) feet by twenty-five <br /> (25) feet in size with a minimum height clearance of fourteen <br /> (14) feet shall be provided. On-site driveways and <br /> maneuvering areas may be used in lieu of providing one (1) of <br /> the off-street loading spaces, as long as maneuvering areas <br /> for delivery vehicles are provided. <br /> h. All parking spaces, driveways, and maneuvering areas must be <br /> paved and permanently maintained with asphalt or cement. <br /> Bumper guards must be provided where necessary to protect <br /> adjacent structures or properties. <br /> i. All parking stalls and driveway directions must be delineated. <br /> j . Parking lot lighting shall meet the following minimum <br /> standards: <br /> 1. The equivalent of one foot candle of illumination shall <br /> be provided throughout the parking area. <br /> 2 . All lighting shall be on a time clock or photosensor <br /> system. <br /> 3 . All lighting shall be designed to confine direct rays to <br /> the premises, and with no spillover beyond the property. <br /> k. Barbed wire security fencing not to exceed two (2) feet in <br /> height may be located on top of permitted fencing. <br /> 1. A monument sign, meeting the requirements of Section 9-3606, <br /> is permitted. <br /> M. Sound levels generated by the proposed use shall not exceed <br /> 75 db Ldn at the property line. <br /> n. All construction and improvements shall conform to the <br /> approved Site Plan and Improvement Plan. <br /> 2. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. Public water and sanitary sewer services shall be required <br /> within 120 days of availability or written notification by <br /> San Joaquin County. <br />
