CONDITIONS OF APPROVAL <br /> SA-91-3 <br /> PAGE FOUR <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> b. An Improvement Plan, prepared by a registered Civil Engineer, <br /> showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading, shall be <br /> submitted to the Department of Public Works for approval. <br /> C. Dedication to result in a 30-foot wide right-of-way from the <br /> centerline of Welty Road to the property line shall be <br /> required across the frontage of APN 255-180-09 . <br /> d. The frontage improvement for Welty Road shall be constructed <br /> in conformance with the standards for one-half of a 60-foot <br /> right-of-way industrial street. The construction of the <br /> frontage improvements will be deferred upon execution by the <br /> of owner of a Deferred Frontage Improvement Agreement prior <br /> to approval of the Improvement Plan. (A $250. 00 fee is <br /> required for processing per Ord. No. 3337 in addition to a <br /> copy of the Grant Deed and an estimate for the required <br /> frontage improvements. The estimate shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on <br /> a form to be supplied by the Public Works Department and <br /> submitted to the Public Works Department for approval. As an <br /> option the Public Works Department will prepare the drawing <br /> and estimate for additional fee of $100. 00. ) <br /> e. Encroachment permit shall be required for work within road <br /> right-of-way. <br /> f. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of the <br /> building permit application. (The fees are $1, 987 . 00 per <br /> 1, 000 gross square feet of building as "Office" and $796 . 00 <br /> per 1, 000 gross square feet of building as "Manufacturing" in <br /> the Tracy area. The fee shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) <br /> g. A terminal drainage system is allowed only it approval from <br /> the West Stanislaus Irrigation District has been provided. <br /> An on-site storm drainage retention pond shall be provided if <br /> run-off is not accepted by the West Stanislaus Irrigation <br /> District. Run-off and pond capacity calculations shall be <br /> submitted for approval. <br />
