e) AGRICULTURAL MITIGATION: Agricultural mitigation shall be approved before a building permit is issued <br /> (Development Title Section 9-1080). <br /> v <br /> f) PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with <br /> base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a <br /> durable, dust free surface. Bumper guards shall be provided when necessary to protect adjacent <br /> structures or properties. (Development Title Section 9-1015.5[e]) <br /> (2) (2) A minimum of sixty-seven (67) parking spaces shall be provided, including three (3) accessible <br /> spaces, one of which shall be van accessible. Accessible spaces shall be located as close as possible to <br /> the primary entrance (C.C.R., Title 24). (4 spaces are required for every 1,000 feet of building area. 0.67 <br /> spaces are required for every employee.) (Development Title Section 9-1015.3) <br /> (3) All parking spaces and all major circulation drive lanes shall be surfaced and permanently maintained with <br /> a minimum of two (2) inches of asphalt concrete over an appropriate base. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. All other areas that are used for <br /> vehicular traffic shall be surfaced and permanently maintained with a chip seal. Aggregate base may be <br /> used for trailer storage areas. <br /> g) ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen <br /> (16)feet for one-way aisles, except that in no case shall driveways designated as fire department access <br /> be less than twenty(20)feet wide. (Development Title Section 9-1015.5[h][1]) <br /> h) LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property <br /> lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not <br /> cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i) LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Thornton <br /> Road,shall be installed across the frontage of the project site. (Development Title Section 9-1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other <br /> permanent facilities shall be landscaped. (Development Title Section 9-1020.7) <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The <br /> parking area shall be provided with a minimum of five percent(5%)of landscaping within the perimeter of <br /> the parking area, not including landscaping along the street frontage. Fourteen trees shall be planted, <br /> evenly spaced throughout the parking lot. <br /> j) SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened so as not <br /> to be visible from adjacent properties and public rights-of-way. Screening shall be six(6)to seven (7)feet <br /> in height.
