PRE APPLICATION NO. PA-1000131 OF LOVE'S COUNTRY STORE OF <br /> CALIFORNIA (C/O KJELDSEN, SINNOCK & NEUDECK) (APNs: 025-190-16. <br /> 18, 19, 27, AND 29; ADDRESS: N ROAD, LODI) <br /> This project is a pre-application for a Use Permit for a truck stop to include a 7,700 square foot <br /> convenience store with an attached 3,000 square foot fast food store, a 3,500 square foot <br /> mechanic building, truck parking for 135 trucks, and a 1,200 square foot storage building. <br /> The project is located on the east side of Thornton Road, 750 feet north of State Route 12. The <br /> General Plan designation is General Agriculture (AIG) and Commercial Freeway Service (C/FS). <br /> The zoning is General Agriculture, 40-acre minimum (AG-40) and Commercial Freeway Service <br /> (GFS). <br /> The Community Development Department has reviewed the application and offers the following <br /> comments: <br /> General Plan <br /> A portion of the truck stop and most of the truck parking are on land that is designated General <br /> Agriculture and zoned AG-40 These uses are not permitted on land zoned AG-40. If the <br /> applicant wishes to pursue utilizing this portion of the project for uses not permitted in the AG-40 <br /> zone, then the applicant must submit a General Plan Map Amendment application and a Zone <br /> Reclassification application. If these applications are approved by the Board of Supervisors, then <br /> the applicant may apply for a Use Permit Agricultural mitigation will be required for the General <br /> Plan Map Amendment and the ,Zone Reclassification (Development Title Chapter 9-1080). The <br /> mitigation is required before a building permit can be issued. <br /> Parking <br /> Seventy-four automobile parking spaces and 135 truck parking spaces are shown on the site <br /> plan. The requirements for parking are contained in Development Title Section 9-1015. Table 9- <br /> 1015.3(b) lists requirements by use type. Truck Stops use type requires four automobile parking <br /> spaces per 1000 square feet of building area (including covered areas) and 0.67 spaces per <br /> employee. Convenience restaurants require five parking spaces per 1000 square feet of building <br /> area and 0 67 spaces per employee. <br /> DC M F'MO I PA-1000131 <br />
