This zone is intended to, "provide for neighborhoods consisting of <br /> detached,single family residences located within or immediately adjacent to population centers <br /> which have public services." (www.co.san-joaquin.ca.us, 2006) <br /> x/1.2 Proposed Development <br /> Our office was provided with a preliminary map from Siegfried Engineering, Inc., showing the <br /> parcel boundaries. The map shows two separate parcels, each 3.33 acres in size.The proposed <br /> development is to create a minor subdivision to create two separate,legal parcels from one existing <br /> /parcel. <br /> v 1.3 Site Vicinity <br /> A site vicinity map is included in the appendix of this report as Plate 2. <br /> ✓1.4 Site Map <br /> A site map is included in the appendix of this report as Plate 1. <br /> 2.0 PRESENT AND PAST USES OF THE SITE <br /> 6. <br /> 2.1 Past and Present Site Use <br /> According to Bill Koch of Siegfried Engineering, the property was bought from Mr. Blake Sartini by <br /> the current property owners approximately five years ago.The property has been and is currently <br /> vacant land. <br /> k , 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> 6. <br /> y13.1 Existing On-Site Septic System Usage <br /> i"' According to the site plan provided by Siegfried Engineering, there are no structures or septic <br /> systems on the property.
