PROJECT INCLUDES A <br /> 2,400 SF BUILDING FOR THE MINI-MART AND A 2,000 SF CANOPY FOR GASOLINE SALES <br /> 9350 N THORNTON ROAD (APN 072-450-01) PA-0400086 (SA) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers the <br /> following comments: <br /> 1 . The owner/developer shall dedicate as needed, within the limits of the project, to provide a <br /> 110' right-of-way(55' half-section)along Thornton Road to comply with the adopted Thornton <br /> Road Specific Plan. Further, full frontage improvements including, but not limited to, curb, <br /> gutter, sidewalk, driveway installation, appropriate traffic signal upgrades, pavement widening <br /> and street lighting shall be installed on Thornton Road per City of Stockton standards prior to <br /> occupancy of any structures on this site. <br /> 2. The owner/developer shall dedicate as needed, within the limits of the project, to provide an <br /> 80' right-of-way (40' half-section) along Wagner Heights Road. Further, full frontage <br /> improvements including, but not limited to, curb, gutter, sidewalk, driveway installation, <br /> appropriate traffic signal upgrades, pavement widening and street lighting shall be installed <br /> on Wagner Heights Road per City of Stockton standards prior to occupancy of any structures <br /> on this site. <br /> 3. The proposed driveway on Thornton Road shall be a commercial type 38, "right turn in-out <br /> only" driveway not to exceed 30' in width. <br /> 4. The proposed driveway on Wagner Heights Road shall be moved easterly adjacent to the <br /> easterly property line, and the proposed parking lay-out should be revised accordingly to <br /> accommodate the driveway relocation. Said driveway shall be a commercial type 38, "right <br /> turn in-out only" driveway not to exceed 25' in width. <br /> 5. The owner/developer shall install a centerline median barrier in Wagner Heights Road to <br /> preclude vehicles from attempting left turns out of the proposed Wagner Heights Road <br /> driveway.
