W GIK <br /> Southwest, Inc. <br /> 2.2 SITE AND VICINITY CHARACTERISTICS <br /> The property is located in a rural agricultural area of northern San Joaquin County, south of the <br /> town of Lockeford. It is at an elevation of approximately 100 feet above MSL. The site is <br /> bordered to the west by an approximate 20-acre horse ranch, a 130-acre farm, and a 20-acre <br /> Lockeford Community Services District property; to the north by a 20-acre school and/or <br /> boarding home for the handicapped and a 10-acre residential farm; to the east (across Tully <br /> Road) by a large horse ranch; and to the south (across Sargent Road) by a large farm that was <br /> growing oat/grass hay. <br /> The site is pastureland and, at the time of the field inspection, was covered with dry native <br /> grasses. Paddy Creek, a seasonal creek and tributary of Bear Creek, runs east to southwest <br /> _ across the property. At the time of the inspection, Paddy Creek was mostly dry with some <br /> residual water ponded in a couple of low spots. A smaller natural drainage course runs north to <br /> south entering from the property to the north and flowing to Paddy Creek. This drainage <br /> course was dry at the time of the inspection. Several suspected small vernal pool areas (which <br /> were dry during the time of the inspection) were observed on the property. Approximately a <br /> dozen larger trees (mostly oaks) were on the property as shown in the most recent aerial <br /> photograph. Refer to site photographs in Appendix E and the aerial photographs in Appendix <br /> F. <br /> 2.3 DESCRIPTION OF STR UCTURES ON SITE <br /> _ The property currently does not have any habitable buildings. There are four outbuildings / <br /> sheds in various states of disrepair and one travel trailer. The structures appear to be used for <br /> storage and to keep small animals. Although a formal asbestos and lead paint survey was not a <br /> part of this investigation, the materials present did not seem to be of an age or type to contain <br /> asbestos or lead. According to Armando Anaya, no one currently lives on the property and no <br /> noW ble �Qatinn water is available. According to Armando Anaya and as indicated by <br /> topographical and aerial photographs, a house and outbuildings previously existed on the east <br /> side of the property, approximately 200 feet north of Paddy Creek, adjacent to Tully Road. <br /> During the field inspection,the only sign of a habitable dwelling, was an old water well, which <br /> is,according to Armando Anaya, not operable. <br /> v 2.4 CURRENT USES OF THE PROPERTY <br /> The current use of the property is predominately rangeland. Approximately 8 horses are <br /> pastured on the property. The current owner has planted a couple of relatively small areas with <br /> non-commercial crops. Since there is no water supply, these crops are hand irrigated by <br /> bringing water onto the property with a small tank trailer. <br /> 728.PRI.00 Page 4 June 2, 2004 <br />
